The "Move-Up" Math: Why Early 2026 Favours the Upsizer in Metro Vancouver

If you know someone who's been saying "we'll move when the market settles"—send them this.
Because the "right time" they've been waiting for? It's happening right now.
The Secret Math That Changes Everything
In a hot market, the house you want runs away from you faster than the equity you're building.
But in a cooling market? The gap shrinks.
Here's the actual math:
Let say you own a townhome...
Was $800,000 → Now $760,000 (down 5%)
Paper loss: $40,000
The detached home you want:
Was $2,000,000 → Now $1,900,000 (down 5%)
You just "saved": $100,000
Net result: The gap between the two just shrank by $60,000.
Why This Matters Right Now?
January 2026 gave us something we haven't seen in years:
✅ Selection is up 10% year-over-year—you're not fighting over scraps
✅ Conditions are almost mandatory—inspections, financing clauses, even subject-to-sale will be considered.
✅ The upgrade is cheaper than it's been in half a decade
If you're waiting for prices to recover, understand this: recovery means the gap widens again.
What to Do?
If You're Upsizing (Condo/Townhome → House): This is your window. Yes, your place dropped, but what you're buying dropped more. Run the numbers. You'll be shocked. Not sure how? Let me show you.
If You're Downsizing (House → Condo/Townhome): Price aggressively. With 12,000+ active listings, you need to be the standout. Don't chase the market down. Instead, be the first one out.
The Part Worth Sharing
"Waiting for the perfect market" is a myth.
You will never see headline that says "now it's safe."
You will never hear anyone say "now it's the perfect time to buy."
What does exist are windows where the math tilts in your favour. For upsizers, that window is wide open right now.
Ask yourself:
Am I waiting for my property to recover, or am I waiting for the one I want to buy to get more expensive again?
Because those are the same thing in my honest opinion.
Conclusion
If you've been holding off because: ❌ "My place lost value" ❌ "The market's too uncertain" ❌ "I'll wait for things to recover"
The gap is narrow. The selection is deep. Conditions are back.
If you know someone who needs to hear this, tag them, forward this, or text them the link.
Sometimes the hardest part is realizing you're already in the window.
