The latest figures from Greater Vancouver REALTORS® show a market with elevated inventory, more buyer choice, and conditions that vary by property type and neighbourhood. The April 2026 numbers show 2,110 residential sales, 6,684 new listings, and 16,236 active listings across Metro Vancouver. The composite benchmark price was $1,098,000, while detached homes had a benchmark price of $1,840,700, townhomes were at $1,043,400, and condos were at $703,000.
The key trend is that Metro Vancouver is not one single market. Detached homes, townhomes, and condos can behave differently depending on location, price range, condition, and buyer demand.
