How much does a condo cost in Brighouse, Richmond?

A condo in Richmond's Brighouse neighbourhood sold for a median of $610,000 in August 2026, across 49 sales, according to market data from Zealty.ca. Prices varied a lot by size: a 1 bedroom typically sold for under $500,000, while a 2 bedroom typically cleared $600,000.

How does price vary by bedroom count in Brighouse?

Bedroom count is the biggest driver of price. Looking at firm MLS sales in Brighouse and neighbouring Brighouse South between June 4 and September 1, 2026:

  • 1 bedroom (23 sales): median $472,000

  • 2 bedroom (41 sales): median $620,000

  • 3 bedroom (2 sales): $670,000 and $850,000, too small a sample to call a median

Size ranges overlap, though. A 1 bedroom in this window ran from 439 to 814 square feet; a 2 bedroom ran from 716 to 1,492. In the 716 to 814 range, a 1 bedroom and a 2 bedroom can be nearly the same size for a different price. Bedroom count still sets the general range: more bedrooms means more money.

One 1 bedroom stood out from the rest: a unit at 7117 Elmbridge Way sold for $830,000, above the median for a 2 bedroom in the same window. The cheapest sale overall was also a 1 bedroom, at 8460 Ackroyd Road for $298,000.

How does Brighouse compare to Richmond overall?

For broader context, Greater Vancouver REALTORS® puts the official Richmond-wide apartment benchmark price at $633,300 for August 2026, down 9.8% from a year earlier. That's a different kind of number than Brighouse's $610,000: a benchmark price is a statistically adjusted typical-home value across the whole city, not the literal midpoint of one month's sales in one neighbourhood. Still, the two land close together, and neither suggests Brighouse is priced out of step with the rest of Richmond.

What do strata fees look like on a Brighouse condo?

Fees scale with size, similar to price. In the same window, a 1 bedroom had a median strata fee of $383 a month, ranging from $256 to $651. A 2 bedroom ran higher, a median of $557, ranging from $336 to $873. Get the current number off the Form B before you rely on a listing sheet figure, since fees change year to year.

Is Brighouse still a realistic entry point for a first-time buyer?

My read: a 1 bedroom under $500,000 remains one of the more attainable ways into Metro Vancouver ownership for a solo buyer or a couple without a large combined income. A 2 bedroom at $600,000-plus is a bigger stretch for the same buyer, but it's within reach with two incomes or a longer savings timeline.

The tradeoff is the same one buyers always face here: size versus price. A median 1 bedroom runs around 645 square feet, workable for one person or a couple starting out, tight for a family that will need a second bedroom soon. If you expect to need more space within a few years, it's worth pricing out the 2 bedroom now rather than buying small and moving again.

Yes. A 1 bedroom had a median fee of $383 a month in this data, and a 2 bedroom had a median of $557. Always confirm the current fee on the Form B rather than trusting the listing sheet.

Is Brighouse the same as downtown Richmond?

Brighouse is Richmond's downtown and city centre area, built around the Canada Line station and the Richmond Centre mall. It's the highest-density condo neighbourhood in Richmond.

Should I buy a 1 bedroom or a 2 bedroom in Brighouse?

Depends on your timeline. A 1 bedroom under $500,000 is a reasonable entry point if you're staying under 3 years or don't need extra space. If you expect to need a second

bedroom soon, price out the 2 bedroom now instead of moving again in a few years.
