How long are condos sitting on the market in Burnaby?
Burnaby 2 bedroom condos priced from $499,000 to $800,000 that sold between March 14 and September 6, 2026 had a median of 31 days on market. Across the 221 sales, just over half took longer than 30 days. The listings still unsold on September 22 had a median of about 49 days.
How long did Burnaby 2 bedroom condos take to sell this year?
The median was 31 days. The average was 45 days, because a group of slow listings pulls it up.
64 of the 221 sales (29%) sold within 14 days.
109 (49%) sold within 30 days.
58 (26%) took more than 60 days, and 26 of those took more than 90.
The median sale price was $705,000. The median condo sold for 97.0% of its last asking price, and 29 of the 221 sold at or above it.
Are condos taking longer to sell than they did in spring?
Mostly yes, with a few bumps. Here is the median days on market by the month the condo sold:
March: 15.5 days (18 sales)
April: 28 days (46 sales)
May: 24.5 days (46 sales)
June: 38 days (43 sales)
July: 32 days (48 sales)
August: 63 days (19 sales)
My read is that the market slowed through the summer. August has only 19 sales, and a condo that sells in August after a long run is a slow one by definition, so I'd treat 63 days as a direction only.
How long have the Burnaby condos still for sale been listed?
On September 22, 2026, the export showed 208 active 2 bedroom condos in Burnaby. Their median was 48.5 days on market. 94 of them (45%) had been listed more than 60 days, and 60 (29%) more than 90.

Sold numbers look faster than active ones because a sold median only counts condos that found a buyer. Listings that never sell, or get pulled, don't show up in it. The active list shows what's sitting.
What does a high CDOM mean?
MLS shows two numbers. DOM is the days on the current listing. CDOM adds the days from earlier listings of the same home.
When CDOM is much higher than DOM, the home was listed before, usually taken off and relisted. 74 of the 221 sold condos (33%) had been listed more than once, and those had a median of 134 days on market across all their listings. Among the 208 active condos, 65 (31%) had been listed more than once, and the median CDOM was 78 days against a DOM of 48.5.
Always ask for both numbers. A listing that says 6 days can have months of history behind it.
Do condos that sit longer sell for less?
A little. I compared each sale price with the last asking price:
Sold within 14 days (64 sales): median 98.2% of the last asking price.
Sold after more than 60 days (58 sales): median 96.7%.
That is a gap of about 1.5 percentage points, roughly $10,000 on a $705,000 condo. It is a modest difference, and it is measured against the final asking price. A listing that was reduced several times before it sold had already given up part of its price by then.
What should a first-time buyer do with this?
I'm Barton Lui, a REALTOR® with Real Broker, and this is my advice for buyers looking at Burnaby condos right now.
A long time on market is a reason to ask questions about the unit. Some condos sit because they're overpriced, and some sit because of the strata, the layout or the floor. Find out which one it is before you write an offer.
Check DOM and CDOM together, so you know the real listing history.
Read the strata documents on a slow listing first. What strata documents should I read before buying in BC covers what to look for.
Expect more room to negotiate after 60 days. In this data, those sold about 1.5 points below the fast sellers.
Don't lowball a fresh listing priced right. Condos that sold in 14 days or less went for 98.2% of asking.

Frequently asked questions
How long does it take to sell a condo in Burnaby?
For 2 bedroom condos priced from $499,000 to $800,000 that sold between March 14 and September 6, 2026, the median was 31 days. 49% sold within 30 days and 26% took more than 60 days.
What is a long time on market for a Burnaby condo?
I'd call 60 days or more long. 26% of the condos that sold took that long, and 45% of the 2 bedroom condos still for sale on September 22, 2026 had passed it.
What is the difference between DOM and CDOM?
DOM counts the days on the current listing. CDOM adds the days from earlier listings of the same home. A low DOM with a high CDOM usually means the home was relisted.
Do condos that sit longer sell for less in Burnaby?
Slightly. Condos that sold after more than 60 days went for a median 96.7% of the last asking price, against 98.2% for those that sold within 14 days. That is about $10,000 on a $705,000 condo.
