Metrotown vs Brentwood Park

Metrotown, 10 firm sales:

Metrotown costs more per square foot and the units are bigger. Both push the total price up, so you're paying about $61,500 more for roughly 100 extra square feet.
Why is Metrotown taking twice as long to sell?
This is the number that surprised me. Metrotown condos sat a median of 106 days. Brentwood Park moved in 50.
Both areas sold at their final asking price. On a 106 day listing, though, the final asking price usually isn't the first one. My read is that Metrotown sellers are starting high and then cutting, while Brentwood sellers are pricing closer to the market on day one.
For a buyer, that's useful. A Metrotown listing that's been sitting 90 days has a seller who has already watched three months of nothing happen.
Fair warning on the sample size: 10 sales in Metrotown and 15 in Brentwood Park is enough to see a pattern, not enough to call it a trend.
Can you still buy a 2 bedroom under $700,000?
Yes, but you're in the minority. 7 of the 25 sales closed under $700,000.
The ones that did were generally older buildings or smaller floorplans. The cheapest sale in each area was $479,000 in Metrotown and $490,000 in Brentwood Park.
If your budget caps at $700,000, you'll see roughly 1 in 4 of what actually sells. That's a real search, just a narrow one.
What do the strata fees add?
Median fees were $456 a month in Metrotown and $490 in Brentwood Park. Across all 25 sales the range ran from $292 to $723.
A $200 monthly difference between two similar units works out to $2,400 a year, and lenders count it against what you can borrow. Check the fee before you fall for the kitchen.
What do you need to bring to a $745,000 purchase?
Minimum down payment: $49,500. In Canada you need 5% on the first $500,000 and 10% on the portion above that. So $25,000 plus $24,500.
Property transfer tax: $4,900 if you qualify as a first-time buyer. The full tax on $745,000 is $12,900. BC's first-time home buyer exemption knocks $8,000 off that for any purchase between $500,000 and $835,000.
That $8,000 disappears entirely once you cross $860,000, which is worth knowing before you stretch on a Metrotown unit priced in the high $800,000s.
Neither figure covers your legal fees, inspection, or the mortgage insurance premium that comes with putting less than 20% down.
